What Is a Soakaway and How Does It Fail | Spot the Signs
Boggy lawn, standing water or a gully that overflows in heavy rain? Your soakaway may be failing. Here's what's happening and what to do about it.
A soggy patch in the garden that never quite dries out. A gully that backs up every time it rains hard. Water sitting on the lawn for days after a wet weekend in February. These are the classic signs that something has gone wrong underground, and in a lot of Haywards Heath properties, the culprit is a soakaway that's quietly given up.
Most homeowners don't know they have one until it stops working.
What a soakaway actually is
A soakaway is a buried pit, usually filled with rubble, gravel, or a modern crate system, that receives surface water from your roof, driveway, or patio and disperses it slowly into the surrounding soil. It's not connected to the sewer. It's not supposed to be. Its whole job is to let water percolate away naturally.
Older properties across estates like Franklands Village, Lucastes, and parts of Bentswood often have rubble-filled soakaways that were dug when the house was built, sometimes fifty or sixty years ago. Newer builds in Bolnore Village tend to use polypropylene crate systems, which look like milk-crate stacks and offer more void space for the same footprint.
Either way, the principle is the same: water in, water out through the soil. Simple, when it works.
Why soakaways fail
Silt is the main reason. Every time rainwater flows off a roof or driveway, it carries fine particles with it. These particles wash into the soakaway and, over years, they clog the voids in the fill material and coat the surrounding soil. The permeability of the ground drops. Water that used to drain away in a few hours now sits there for days.
A few other failure modes worth knowing:
- Root ingress. Trees and shrubs send roots toward moisture. A soakaway is basically a permanent invitation. Roots can physically block the inlet pipe or collapse the structure of an older rubble pit.
- Structural collapse. Rubble-fill soakaways can subside as the material shifts. You'll sometimes see a slight depression appear in the lawn above one.
- Wrong soil type. Clay-heavy ground, which is common across the Wealden areas around Cuckfield, Scaynes Hill, and parts of the RH17 postcode, never drains well at the best of times. A soakaway in heavy clay may have worked adequately for years but tips over into failure as the soil becomes more compacted or saturation levels change seasonally.
- Undersized for current use. Someone added a larger patio, a garden room with a new roof, or extended the driveway since the original soakaway was designed. More runoff, same pit.
The warning signs
These usually appear in a specific order as a soakaway deteriorates, which is useful for working out how far gone it is.

If you're in the moderate stage, you've got time to investigate properly. If water is overflowing a gully onto a neighbouring property or into a building, it's urgent.
Can a failed soakaway be repaired?
Honestly, sometimes. Usually not.
If the soakaway itself is structurally sound and the problem is silt, a drainage engineer can sometimes jet the inlet pipe and disturb the surface crust of the surrounding soil to partially restore flow. Don't expect miracles. The surrounding ground has been slowly silted over years and jetting the pipe doesn't fix that.
For a modern crate system that's silted, it's occasionally possible to excavate, remove, clean, and reinstate the crates with a fresh geotextile membrane wrap. Whether that's worth doing depends on age, access, and how badly the surrounding soil has clogged.
For a rubble-fill soakaway, the realistic answer is replacement.
What replacement looks like
A new soakaway needs to be sized correctly for the area draining to it. British Standard BS EN 752 sets out the approach: you calculate the peak runoff from the connected surfaces, consider the soil's infiltration rate, and size the pit accordingly. A soakaway that was dug to a vague rule of thumb in 1974 may be half the size it should be.
Soil permeability testing (a simple infiltration test, done on-site) tells you whether a soakaway is viable at all for a given location. In genuinely impermeable clay, it may not be. In that case, alternative surface water management options include:
- A connection to a surface water sewer, if one is available nearby and Southern Water permits it
- A French drain to move water to a more permeable area of the garden
- A rainwater harvesting tank, which doesn't solve flooding but reduces the volume hitting the soakaway
- In larger gardens, a swale or permeable planting area
None of these are cheap. A new soakaway, properly sized and installed with crate units and geotextile membrane, is a half-day to full-day job depending on access and depth. A CCTV survey of the existing pipework feeding the soakaway is worth doing before any replacement work, so you're not installing a new pit only to find the inlet pipe is cracked or misaligned.
The Haywards Heath context
Properties in RH16 and RH17 sit across quite varied geology. Sandstone-based ground around Lindfield and Ardingly drains well and soakaways there tend to last a long time. The heavier clay soils toward Wivelsfield Green and Burgess Hill are harder work. If your neighbours on the same street have had soakaway problems, that's a useful data point: it's probably the ground, not just age.
Older properties on the Ashenground and Muster Green sides of town sometimes have soakaways that were built into chalk or sandstone rubble specifically because someone knew the ground would take it. Modern extensions onto clay-heavy sub-soils are where we see the most failures on CCTV survey.
