New Build Drainage Problems Haywards Heath | What to Check

New homes on Bentswood and similar estates can hide drainage defects from day one. Here's what actually goes wrong and how to catch it early.

Your new home on Bentswood passed its sign-off inspection, the developer handed over the keys, and everything looked spotless. Then six months later the downstairs toilet starts backing up, or a manhole cover lifts on a wet Tuesday night. This isn't about shoddy builders as a rule. It's about the gap between a developer's completion checklist and the reality of how drainage systems behave once a street of houses is actually occupied.

What actually goes wrong

New estates around RH16 throw up a fairly predictable set of problems once we put a camera down.

Construction debris in the pipes. This is the big one. Mortar, plaster, chunks of brick, even off-cuts of pipe material end up inside the drainage runs during the build. It sits there harmlessly until the system fills with water and waste, then it migrates to a junction and blocks. We've found half a brick lodged at a 45-degree bend on a Bentswood property that was less than two years old.

Poor junctions and displaced seals. Plastic push-fit drainage installed at pace, in trenches, by groundworkers under schedule pressure, does not always seat correctly. The joint looks fine from the surface. Underground, the rubber seal is slightly off and you get ingress of soil and root material within a few years. On clay-heavy ground like parts of Bentswood and the surrounding area, ground movement makes this worse.

Shared private sewers nobody told you about. Under Sewers Adoption regulations, many lateral drains on newer estates were adopted by Southern Water, but not all. Some shared runs, where your pipe and your neighbour's pipe merge before reaching the public sewer, remain private. That means joint liability when they block or collapse. Developers don't always make this clear at handover, and the deeds description is frequently vague.

Gradients that are technically correct but barely. Building regulations allow a minimum fall of 1:40 on a 100mm drain. Hit exactly 1:40 on a long run and you're relying on every joint being perfect and the pipe staying put. On a new estate with backfilled trenches that are still settling, pipes shift. A gradient that was marginal becomes a slow-draining, self-silting drain.

Soakaways installed in unsuitable ground. Some developers put in soakaways for surface water on land that won't percolate properly. Bentswood sits on Wealden clay in places, and clay does not drain. A soakaway in clay is basically a storage pit that fills up and stays full.

The developer defect period problem

Most new homes come with a two-year developer defect period. In theory, you report a drainage issue and they fix it. In practice, drainage problems often don't show up until year three or four, once the system is properly loaded and ground settlement has done its work. By then, the developer's liability window has closed, and you're left arguing about whether it was a latent defect or normal wear.

Getting a CCTV drain survey done before the defect period closes is genuinely worth doing. Not because there's always something wrong, but because finding something on camera before month 23 is a very different conversation to finding it in month 30.

What a survey actually shows

A CCTV survey on a new-build isn't just checking for blockages. You're looking at joint alignment, pipe gradient, debris left from construction, the condition of any junctions, and whether shared runs are mapped correctly.
